Using a Realtor to rent a home in the Raleigh area

You may have realized that it’s hard to get an agent to show you houses to rent. Want to know why? Simple, we aren’t paid a commission to find you a home to rent!
However, because we’ve found that there is a need to help renters, and we really would like to help you, I’ve set up a system that will be able to help YOU, the client, find a home, with very little hassle.

Here’s how the system works as it is currently set up:
• In the Raleigh area Realtors do not get paid a commission when we help you find a house to rent, as we do when we help you buy a house.
• We will receive a small "showing fee", usually about $50-$150 if you rent a house we showed you, and after you move into the home and pay all rents, security deposits, etc.
• We can only show you homes that are listed on the MLS, not homes that you see on any other website or in the newspapers.
• We do not "represent" you as we would if you were a buyer. We will contact the listing agent or the landlord of the home and get an application for you. Then it is up to you to deal with the seller, negotiate the rent, move in date, etc.
• Therefore, you will find that many Realtors do not want to spend a lot of time driving you around to see rental properties when they won’t get paid enough to cover their gas.

So how am I now willing to help you?
For a one time non-refundable fee to cover my gas, mileage, and time, I will:
• Meet with you, or have a phone conversation, to discuss what your needs and wants are for a home.
• Set up an email search for all homes that meet your criteria in the MLS.
• Set up all appointments and show you any home currently listed in the MLS.
• Obtain application from Landlord/ Listing service
• Negotiate rent and terms
• If you buy a home using me within the next 2 years, the fee will be refunded.
• Fees will vary by area. I specialize in the Cary/Apex area- that fee will be $300. To see North Raleigh, the fee will be $500. To see Chapel Hill, the fee will be $600.

For this fee I guarantee that I will show you homes listed on the MLS in the area and price range that you are looking for, and that I will contact the listing agent/ landlord,/ owner in regards to an application and negotiating terms of the lease. It will still be up to you to fill out the credit report and application, pay the deposit, and arrange move in dates with the landlord.
